We have an immediate need for an O&M Project Manager in Costa Mesa, CA!

NORESCO’s Operations and Maintenance department is responsible for all contractual maintenance on equipment once an energy upgrade has been completed and installed on projects for Colleges, Universities, K-12 Schools, Hospitals as well as State, Local and Federal Government buildings.

Responsibilities include:

  • Responsible for managing Operations, Maintenance, Repairs and Replacement (OMR&R) activities of HVAC, Boilers, Chillers, Plumbing, Electrical, Renewable energy, Direct Digital Controls (DDC) and Lighting equipment at all assigned projects.

  • Write and review OMR&R service contracts.

  • Schedule and manage NORESCO technicians and OMR&R subcontractors.

  • Respond to emergency customer service requests and dispatch NORESCO technicians or OMR&R subcontractors as needed to resolve any issues.

  • Review and approve assigned NORESCO technician’s time cards and expenses.

  • Review and approve assigned OMR&R subcontractors WO’s, service tickets and invoices.

  • Plan, coordinate and execute regular scheduled project inspections to meet with NORESCO technicians, customers, and OMR&R subcontractors.

  • Inspect and verify all equipment for proper operations and completion of all scheduled and unscheduled maintenance, repair and replacement activities.

  • Inspect DDC systems, collect equipment trend data, and ensure that all data acquisition systems are collecting M&V data per project requirements.

  • Detect and resolve equipment, project, and customer problems in a proactive manger to preserve equipment, energy savings and customer satisfaction.

  • Prepare detailed project inspection reports that are well written and accurate.

  • Interface with customers on regular scheduled bases and as needed to address any OMR&R issues.

  • Keep your supervisor apprised of the present status of all assigned projects and any issues.

  • Generate weekly and monthly project status reports and review with your supervisor.

  • Responsible for forecasting annual project budgets and providing monthly review of project revenue and expenditures.

  • Generate and track Purchase Orders.

  • Maintain and update project folders, files and email archives.

  • 50% Travel. Travel to other project sites throughout the country may be required.

  • Take initiative to develop needed professional skills appropriate to job assignments.

  • Demonstrate professional, ethical, responsible and safety conscious behavior.

  • Perform other project manager tasks or responsibilities as assigned by your supervisor.

Qualification: In order to be considered for the role of Project Manager you will need to meet the following minimum requirements:

  • 10+ years of verifiable work experience in the commercial/Industrial service and repair industry as a facilities manager, project manager or service manager overseeing multiple service disciplines.

  • Excellent troubleshooting and problem resolution skills related to HVAC, Electrical and DDC systems.

  • Strong knowledge and operational experience with DDC systems including data trending.

  • Must have strong computer skills and be familiar with MS Office applications, especially Word and Excel.

  • Speak and understand the English language fluently.

  • Possess strong technical writing skills pertaining to the service and repair industry, including writing OMR&R scopes of work and service contracts.

  • Possess strong organizational, communications and interpersonal skills.

  • Ability to obtain Federal security clearances (to include Top Secret) for assigned projects.

  • Mental alertness and ability to concentrate with distractions nearby.

  • Ability to stand, stoop, reach, bend, climb and crawl.

  • This position requires working in diverse locations and conditions including but not limited to mechanical equipment rooms where there can be potential exposure to noisy operating equipment, exposure to extreme weather conditions, precarious places, and proximity to electricity including high voltage. Detailed safety review must be completed and reviewed prior to any work. Adherence to all Safety Procedures will be required.

  • This position is highly physical and requires regular use of hands, fingers, walking, standing, stooping, reaching, kneeling bending climbing and crawling.

  • Potential exists for requirement of employee to regularly lift and or move up to 10 lbs., frequently lift and or move up to 50 lbs. and occasionally lift and or move more than 50 lbs.

Education: Vocational School four year program or an Associate degree in electronics, mechanical systems, computer technology, air conditioning or similar field.
